Are you affiliated with my lender, the court, or the Sheriff's Office?

No. City Line Strategic Solutions LLC is a private company that buys houses for its own account. We are not affiliated with any lender, loan servicer, court, government agency, or the Hudson County Sheriff's Office, and we never charge homeowners a fee. How do you decide on an offer?

We start with recent sales of similar homes nearby, then subtract the repairs the property needs, our costs to buy and hold it, and a margin that lets us take on the risk of an as-is purchase. We walk you through each number in writing, so you can compare our offer with listing the house or keeping it.

Do I have to pay anything or use an agent?

No. There is no cost to get an offer, and we don't charge fees or commissions. Because we are the buyer, there is no listing agent involved. You are always welcome to have your own attorney review the contract before you sign, and we encourage it.

Can I still sell if a sheriff's sale date is scheduled?

In many cases, yes. Owners can generally sell up until the sheriff's sale, as long as the sale pays off the liens or the lender approves a short sale. Timing matters, so reach out early. Our Hudson County sheriff's sale guide explains dates, postponements, and your other options.

What if the house needs a lot of work or has tenants?

That's fine. We buy houses in any condition, including two- to four-family homes with tenants in place. Under New Jersey law, a sale by itself is not a reason to evict a tenant, and existing leases stay in effect, so your tenants don't have to move out before you sell.

How fast can you close?

Usually within a few weeks, or later if you need more time. If your home is in foreclosure, New Jersey law gives you a period to cancel the contract after you sign it. We explain that right before you sign and build it into the timeline, so you're never rushed.
